Close proximity to the upcoming airport and sound connectivity make Ulwe a sought after node. The news of the approval of the Navi Mumbai International Airport created a lot of buzz in the Navi Mumbai realty market. This was not only seen in the prices but also brought into limelight new locations within the periphery of Navi Mumbai. Ulwe is one such node which is turning an investment hotspot. Located strategically across the Panvel creek, it shares close proximity to the CBD of Navi Mumbai, Belapur and the Jawaharlal Nehru Port Trust (JNPT) port to the South.
Planned by CIDCO, Ulwe is among the 10th townships under development of CIDCO. The master plan for development was finalised by Architect Charles Correa. The node has been planned to meet the housing and urban infrastructural needs of port-based industrial, commercial, warehousing and transport activities around JNPT and the proposed Special Economic Zones. The total gross area of this node is 1486. 17 hectares, out of this 12.5% area is approximately 434 hectares and approximately 242 Hectares for NMSEZ.
Amongst the various development works started by CIDCO, Unnati Housing Scheme is an affordable scheme which has 1344 tenements in Sector-19A of the Ulwe node. The project contains 800 tenements of UL-1 type, 538 tenements of UL-2 type and six tenements of UL-2 (A) type. The project is being constructed by B G Shrike Construction Technology.
Proximity to the international airport, easy access to developed nodes like Belapur, Seawoods, Vashi, the proposed Nhava Shewa Sea Link and the Nerul-Uran railway line have been the major attractions of the node.

CIDCO has recently given the allotment for the flats in its Unnati Housing Scheme. “The work on the Unnati Housing Scheme by CIDCO is in progress at Sector 19. The allotment procedure of flats has been done and the paper works are going on. Sector 19, 18, 9 are witnessing speedy construction activities. Also, CIDCO has plans to develop an international sports complex here and a green zone as part of the nodal development plans. Besides, the location is close to the Palm Beach Road. The Sectors 9, 10, 5 will be connected to the Palm Beach Road through a connector. Also, CIDCO has a reserve plot which can be used for further development of commercial complexes and shops in the near future.”
Within the next five years, Ulwe is likely to be recognised as the next best location. “Three stations: Baman Dongri, Khar Kopar and Ulwe of the proposed railway line pass through the node. Residential-cum-commercial projects are coming up here as private developers are allowed only 15% development of commercial area. For commercial projects like hotels or mall, CIDCO has to invite tenders.”
Infrastructure works of constructing roads, water supply, sewage, and storm water drains are being developed by CIDCO. There is a provision of sports complex along with building a coastal road, a second link connecting JNPT Port and the proposed Nhava Sheva Sewri Link. Besides, other facilities like banks, markets, hospitals, schools and colleges are easily accessible from the nearby nodes. With other nodes nearing saturation levels, Ulwe seems to be the best possible option, which makes it a node to watch out for.
