Mumbai city has close to 2200 under construction projects by more than 600 odd developers. Currently around 400 project plus have been mapped up on the Mumbai Property Exchange and hopefully this number will grow by next weekend when majority of the developers register their projects.
There are a lot of disclosure of Litigations. Supply, sold inventory and other details of joint venture including RERA approved plans have to be uploaded. This has never happened ever in the history of Indian Real Estate where the developer has had to give all finer details about the project and the litigations. Now all is in public domain and home buyers can take an informed decision.
Going forward the Banks may not even lend to Non RERA registered projects, which means that most of the developers will have to register their projects by default or else go in for full funding on their own which is highly unlikely.
For home buyers this is the best time to go for a house with complete disclosures and an understanding of the sold and unsold inventory in the project.
