The Maharashtra Real Estate Regulatory Authority (MahaRERA) has introduced a new circular aimed at improving transparency in the housing market. This directive mandates that all housing project advertisements must clearly display specific registration details, effective from April 8, 2025. The move is a response to increasing concerns from homebuyers regarding the lack of adequate information in real estate advertisements.

New Requirements for Housing Advertisements

Under the new guidelines, developers are required to include the following information in all housing advertisements:

  • MahaRERA Registration Number
  • Website Address
  • Project-Specific QR Code

These details must be presented in a font size that is equal to or larger than the project's contact information and must be positioned in the top right quadrant of the advertisement. Additionally, the information should be displayed in clearly visible colours to ensure legibility. This requirement applies to all forms of advertising, including newspapers, leaflets, electronic media, hoardings, social media, and messaging platforms.

Purpose of the Directive

The primary aim of this initiative is to provide homebuyers with easy access to critical information, enabling them to verify the legitimacy of the projects they are considering. Previously, registration details were often placed in less prominent areas and in small font sizes, making it difficult for potential buyers to confirm whether a project was registered under MahaRERA. By mandating a clearer display of this information, MahaRERA seeks to enhance consumer protection and build trust in the real estate sector.

Penalties for Non-Compliance

To ensure adherence to these new guidelines, MahaRERA has outlined penalties for non-compliance. Developers who fail to comply with the advertising requirements will face penalties ranging from Rs. 10,000 to Rs. 50,000. If the necessary corrections are not made within 10 days after the penalty is imposed, further action will be taken under the Real Estate (Regulation and Development) Act 2016.
