GTB Nagar Redevelopment to Give 1,200 Families Larger Homes After Seven Decades

A major redevelopment at Guru Tegh Bahadur Nagar in Sion Koliwada is set to transform homes originally provided to families who arrived in Mumbai after Partition.
Around 1,200 families currently living in approximately 361 sq ft homes will receive new apartments measuring around 635 sq ft as part of the redevelopment of 25 ageing buildings.
The original homes were provided decades ago at a cost of approximately βΉ5,300 each. What began as rehabilitation housing eventually developed into a long-established residential community in central Mumbai.
For homebuyers, the project highlights the growing importance of redevelopment in Mumbai. With limited vacant land available, replacing ageing housing stock has become one of the key ways of creating modern homes within established neighbourhoods.
GTB Nagar also benefits from its location near Sion, Wadala, Chembur and BKC, giving residents access to employment centres and established transport and social infrastructure.
The project demonstrates how redevelopment can improve living conditions without requiring established communities to permanently relocate from neighbourhoods they have occupied for generations.
