Maharashtra Raises Interest on Delayed Land Compensation

Maharashtraβs decision to link interest on delayed land-acquisition compensation to the repo rate is an important change for property owners whose land is taken for public projects. The approved rate will be one percentage point above the prevailing repo rate, replacing an approach that could leave affected owners waiting without compensation keeping pace with the cost of money.
Land acquisition affects more than agricultural land. Road widening, metro corridors, public facilities, industrial projects and large infrastructure plans can involve residential plots, commercial premises and inherited family property. When compensation is delayed after acquisition, owners may be left without the asset and without the money needed to buy an alternative property.
The new framework creates a clearer financial consequence for delay. It does not automatically increase the base value of land or settle disputes over eligibility and valuation. Those questions will continue to depend on the acquisition process, notices, records and applicable law. But once compensation becomes payable, delay could now carry a higher cost for the acquiring authority.
For property owners, the practical lesson is documentation. Keep copies of acquisition notices, award details, possession records, title documents and correspondence. Buyers of plots or properties near proposed infrastructure corridors should also check development-plan reservations and acquisition status before completing a transaction.
Key takeaway: The higher interest rule protects against delayed payment; it does not by itself change how the original compensation amount is calculated.
