Ajmera Realty net profit up 48% in Q2, a steady read on Mumbai demand

Ajmera Realty has reported a net profit of ₹45.01 crore for the September quarter of FY27, a rise of 48% over the same quarter last year, according to the company's own disclosed results. For a Mumbai buyer or investor, the number matters less as a scorecard for one developer and more as a read on whether the city's end-user demand is still translating into booked revenue and collections.

The company's portfolio sits largely in the Mumbai Metropolitan Region and the extended belt, where mid-income and upper-mid housing has been the most resilient segment through this cycle. A profit expansion of this order, on the back of ongoing project deliveries, points to two things at once: sales momentum has not stalled, and cost discipline on construction and finance is holding. That combination is what separates builders who can hand over on time from those who cannot.

We would read this alongside the broader MMR pattern rather than in isolation. Registration activity in Mumbai and its satellite markets has stayed firm, ready-reckoner collections have been steady, and MahaRERA filings continue to show a healthy pipeline of registered projects. When a listed developer with a meaningful MMR footprint reports stronger profitability, it usually reflects that the market is clearing inventory at prices that work for both sides.

For buyers, the practical takeaway is unchanged. Balance-sheet strength at the developer level is one of the few early warning systems you have on delivery risk. A builder whose margins are improving has more room to absorb input-cost shocks without passing them on or slowing construction.

Sandeep's take: One quarter does not make a trend, but a 48% jump in profit at a listed MMR-focused developer tells me the market is still rewarding builders who deliver. I would rather see a client buy into a project backed by that kind of discipline than chase a launch discount from a weaker balance sheet. Demand in the belt is real; the filter now is execution.

What to watch next: Whether the company's pre-sales and collection numbers for the same quarter keep pace with the profit growth, and whether MMR registration volumes hold through the December quarter.
