Entire G+7 Tower Part of ₹711 Crore MoU
Embassy Developments has signed an MoU with Dinesh Thakkar, Founder, Chairman and Managing Director of Angel One, for the sale of an entire residential tower at its Embassy Terazza development in Juhu.
The proposed transaction is valued at approximately ₹711 crore and covers a G+7-storey tower with 63,000 sq ft of RERA carpet area.
At the stated consideration, the transaction works out to roughly ₹1.13 lakh per sq ft on RERA carpet area.
One Residence Per Floor
Embassy Terazza is being developed as a low-density luxury project on Juhu Tara Road.
Spread across more than two acres, the project is expected to have approximately 50 residences across five towers, with one residence per floor. The development includes sea and city views, landscaped areas and lifestyle and wellness amenities.
The estimated GDV of the overall project exceeds ₹3,000 crore, meaning the ₹711 crore proposed transaction alone represents nearly a quarter of that headline project value.
Buyer Plans Private Family Home
Thakkar plans to use the tower as a family residence and has named the home Angelus.
His acquisition differs considerably from a typical high-value apartment transaction because a single buyer is taking an entire tower rather than an individual floor or duplex.
Embassy has described the deal as India's largest single residential unit transaction. Independent reporting also places it among the largest disclosed residential purchases in Mumbai.
Juhu's Ultra-Luxury Market
The transaction brings a fresh pricing benchmark to Juhu's premium housing market.
Large land parcels and low-density developments are relatively limited in established western Mumbai locations, while buyers at the top end increasingly seek privacy, larger spaces and customised residences.
For brokers and developers, the deal also demonstrates the scale of capital that can enter the market when an ultra-luxury project offers an entire building as a single residence.

This deal shows that ultra-luxury buyers are increasingly looking beyond price per square foot. Privacy, exclusivity, scale and the ability to customise an entire residence can significantly influence values at this end of Mumbai's market.
