A large land parcel in Powai has been valued at ₹891.53 crore as MTNL moves ahead with the proposed sale of the property to the Income Tax Department.

The site is situated at Plot-C, Technology Street, Powai, Mumbai, and measures 20,895.60 sq m, equivalent to approximately 5.16 acres.

MTNL's board has approved the transaction, which is proposed to be completed through a government-to-government transfer or direct sale.

What Does the Deal Value Mean?

At ₹891.53 crore for 20,895.60 sq m, the transaction works out to an approximate underlying land value of ₹3,964 per sq ft.

However, this should not be treated as a direct benchmark for apartment or commercial office prices in Powai.

Land values depend on development potential, zoning, permissible construction, title, access, approvals and several other factors. The transaction is also between government entities rather than a conventional open-market sale.

Transaction Awaits Formal Acceptance

While MTNL's board has cleared the proposal, the transaction remains subject to the formal acceptance of the Income Tax Department.

The proposed transfer is backed by Presidential Approval and Alternative Mechanism approval.

This distinction is important because the ₹891.53 crore figure represents the approved sale consideration rather than confirmation that registration and transfer of the property have already been completed.

MTNL Unlocking Real Estate Value

The Powai proposal is part of MTNL's broader effort to generate funds through monetisation of non-core assets.

The state-owned telecom company has significant financial liabilities as well as a substantial portfolio of real estate assets.

For Mumbai's property market, the proposed Powai transaction highlights the value attached to large institutional land holdings in established locations where contiguous parcels of several acres are increasingly difficult to assemble.

A transaction of this size provides an interesting land reference for Powai, but buyers and owners should avoid comparing the implied rate directly with apartment or office prices. Land potential and development rights ultimately determine the real value of such parcels.
