How to read a floor plan
Seven checks to make before you visit a project or book a flat.
1. Carpet area is what you can walk on
Under MahaRERA, carpet area is the usable floor inside your walls, including internal walls, but not the external walls, balcony, terrace or common lobby. Built-up and super built-up figures add those in, so always compare projects on carpet area only.
2. Read the room sizes, not just the total
Sizes are written width Γ length in feet: 10'0" Γ 12'0" is 120 sq ft. A double bed with room to walk around it needs about 10 Γ 11 ft; a sofa with a centre table needs about 11 Γ 12 ft. If a bedroom is narrower than 9 ft, a wardrobe and a bed will not both fit comfortably.
3. Find the north arrow
East-facing rooms get gentle morning sun; west-facing rooms get the hot afternoon sun. In Mumbai, an open or sea view and air flowing through the flat matter more than which floor you are on.
4. Look for wasted space
Long passages, odd corners and thick columns eat into the carpet area you pay for. A good plan has the living room, bedrooms and kitchen opening off a short central space.
5. Check the windows and doors
Every bedroom should have a window on an outside wall. Look at which way each door swings β a door that opens onto the bed wall leaves less room for a wardrobe.
6. Kitchen, toilets and utility
Does the kitchen have a window or a duct? Is there space for a fridge and a washing machine, ideally a dry balcony or utility area? Are the toilets ventilated to the outside?
7. Ask for your exact flat
Brochure plans often show the best unit on the floor. Before you book, ask for the plan of the exact flat, its floor and its facing, and check it against the carpet area in the agreement.
