The price is not the cost
Add about 6% stamp duty, ₹30,000 registration and, for under-construction homes, 5% GST. A ₹1.5 Cr under-construction flat needs about ₹1.67 Cr in all — and the extra ₹17 lakh comes from your savings, not the loan.

A home in Mumbai is held for decades. What moves its value is what gets built around it — a metro station, a new road, an office district. Your zones above show what is already open and what is still coming, with the year it is expected.
Infrastructure from our infra map (status and expected year as published). Indicative: 8.5% interest, 20 years, EMIs up to 50% of take-home, 80% loan-to-value. Zone figures use median developer rates from November 2026. Your bank's figures decide.

Ground realities
Add about 6% stamp duty, ₹30,000 registration and, for under-construction homes, 5% GST. A ₹1.5 Cr under-construction flat needs about ₹1.67 Cr in all — and the extra ₹17 lakh comes from your savings, not the loan.
Banks usually cap all your EMIs at about half your take-home pay. On ₹1.5 lakh a month that's an EMI of ₹75,000 — roughly an ₹86 lakh loan over 20 years at 8.5%.
Banks fund up to about 80% of the value. The other 20% plus all costs are yours. Most buyers who stall are short on this, not on income.
At median developer rates, ₹1.5 Cr buys about 1391 sq ft in Mira Bhayandar / Vasai Virar, 524 sq ft in Eastern Suburbs, 176 sq ft in South Mumbai. Where you live is the biggest lever you have.
Prices are indicative developer starting prices and may change by 5–10%. Verify every project on MahaRERA. Data as of 07 Nov 2026.
