Mumbai Redevelopment Flat Buyer Guide

Buying an apartment in an old building that may go for redevelopment can be attractive. The purchase price may be lower than that of a new tower in the same locality, while the possibility of a larger future flat, modern amenities and a better building creates an added upside.

But redevelopment potential is not the same as a redevelopment project.

Many buyers make the mistake of paying a premium simply because a broker or seller says the building is β€œgoing for redevelopment.” The first question should be simple: what stage has the society actually reached? A discussion among members, a resolution, a selected developer, signed agreements, approvals and construction are all very different stages.

A resale buyer should review the society’s redevelopment resolutions, the developer appointment process, the development agreement, proposed flat entitlement, transit-rent terms, corpus details and the expected possession timeline. These documents matter more than verbal assurances. The buyer should also verify the existing flat’s title, share certificate, society records, outstanding dues and whether there is a loan on the property.

The redevelopment offer itself needs careful reading. Is the future carpet area clearly stated? Is parking assured or only proposed? Is transit rent sufficient for the locality? Are delay penalties defined? Is there clarity on who pays maintenance, brokerage, taxes and shifting costs during the construction period?

An old flat can be a good purchase when the price reflects the uncertainty and the paperwork is strong. It becomes risky when the buyer pays nearly new-building rates for a promise that has not yet moved beyond discussion.
