Efficient 2, 3 and 4 BHK floor plans
Seven layouts that use carpet area well in Mumbai towers. Use them to read any project’s floor plan: where the light comes from, how much area is lost to passages, and whether the bedrooms get privacy.
Illustrative layouts drawn by MPE — not any project’s actual plan. Sizes are approximate.
Straight (linear)
Living room, bedrooms and toilets sit in one line, so almost nothing is lost to passages and furniture is easy to place.
- Passage under 8% of the carpet area
- The living-room window faces the open side
Vastu-friendly · Main door: north · Kitchen: south-east · Master: south-west · No toilet in the north-east
Central foyer (zoned)
A small foyer splits the living side from the bedroom side. Guests never walk past a bedroom door.
- Bedroom doors are not visible from the sofa
- A powder room near the entrance
Vastu-friendly · Main door: north · Kitchen: south-east · Master: south-west · No toilet in the north-east
Butterfly
The living room and deck sit in the middle; bedroom wings open out on both sides, and each room gets light on two sides.
- Every bedroom has two outside walls
- No dead corners where the wings meet
Vastu-friendly · Main door: north · Kitchen: south-east · Master: south-west · No toilet in the north-east
Corner wrap-around
The flat sits on the corner of the tower, so it has windows on two faces and a deck that wraps around the north and east.
- The deck is at least 1.5 m deep, not a ledge
- Windows cover more than 15% of the floor area
Vastu-friendly · Main door: north · Kitchen: south-east · Master: south-west · No toilet in the north-east
Square compact core
The shortest walls for the area, with both toilets grouped on one side. Usually the highest carpet-to-RERA ratio.
- Toilets share one wet wall
- Carpet ÷ RERA area above 0.72
Vastu-friendly · Main door: north · Kitchen: south-east · Master: south-west · No toilet in the north-east
Split bedroom
The master suite is on one side and the children's room on the other, with the living room in between.
- The master has its own dressing area
- The children's toilet does not open into the living room
Vastu-friendly · Main door: north · Kitchen: south-east · Master: south-west · No toilet in the north-east
Jodi-ready (combinable)
Two flats side by side share a wall that is not structural — buy one now and join the neighbouring flat later.
- The common wall is not a shear wall (ask for the structural drawing)
- Each flat keeps its own door on the north side
Vastu-friendly · Main door: north · Kitchen: south · Master: south-west · No toilet in the north-east
Check these five things on any project’s plan
- Passages take less than 8% of the carpet area — you pay for every square foot of corridor.
- Bedroom doors do not open straight into the living room.
- The living room or master bedroom has windows on two sides, so air flows through.
- Toilets and the kitchen share walls — fewer leaks and simpler plumbing.
- A king-size bed and a wardrobe fit in the master with about 2.5 ft to walk around.

Vastu at a glance
Every plan above is drawn with north at the top. Many buyers check these five things; many others don’t follow Vastu at all.
- Main door: north, east or north-east are preferred; south-west is the most avoided.
- Kitchen: south-east, cooking facing east.
- Master bedroom: south-west.
- Toilets: west or north-west — never the north-east.
- Centre of the flat: kept open.
