Reliance, JSW and Shapoorji Pallonji in Race for Mumbai’s First 100-Acre Slum Cluster Redevelopment
Mumbai’s redevelopment landscape is set for a major transformation as three of India’s leading corporate and real estate groups compete for the city’s first large-scale 100-acre cluster slum redevelopment project in Andheri West.
The ambitious redevelopment proposal covers the Gilbert Hill and C.D. Barfiwala Marg precinct, spanning more than 100 acres and housing nearly 14,000 hutments. The project is the first to move forward under Maharashtra’s newly introduced cluster redevelopment policy, which aims to transform entire neighbourhoods rather than redevelop isolated pockets of land.
Three Major Players in the Fray
The project has attracted bids from:
- Reliance 4IR Realty Development Ltd.
- JSW Realty & Infrastructure Pvt. Ltd.
- Shapoorji Pallonji Real Estate
The successful bidder will be responsible for one of the most significant urban renewal projects undertaken in Mumbai in recent years.
A New Model for Redevelopment
Unlike traditional slum rehabilitation projects that focus on individual plots, the cluster redevelopment model allows planners to redesign an entire locality with better infrastructure, wider roads, improved public spaces, modern rehabilitation housing, and enhanced civic amenities.
