Mumbai Office Leasing Reaches 3.1m

Mumbai recorded 3.1 million sq ft of office leasing in transactions above 100,000 sq ft during the first half of 2026. Large occupiers, including global capability centres, technology companies and multinational firms, continued to choose Grade A office campuses with room to expand.
For homebuyers, office leasing is worth tracking because employment demand shapes residential demand. When companies commit to large offices, they are usually planning for longer-term operations, not only short-term occupancy. This can support demand for homes in areas that offer practical access to business districts.
But buyers should avoid treating one large office lease as a reason to buy property at any price. Office demand does not affect every Mumbai suburb equally. Its impact is strongest where employees can reach the workplace comfortably through roads, rail, Metro links or short commutes.
The better way to read this trend is through location. A home near an active office cluster may benefit from stronger rental demand, better retail services and a deeper resale market. However, the right purchase still depends on the apartmentβs carpet area, building quality, maintenance cost, traffic conditions and total acquisition price.
Large office transactions also show that companies are increasingly looking for integrated workspaces rather than scattered offices. Over time, this can strengthen the residential appeal of well-connected business corridors and their surrounding neighbourhoods.
Key takeaway: Strong office leasing supports housing demand near job centres, but buyers should still choose homes based on liveability and value.
