Maharashtra Lifts Ban on Government Land Allotment to Housing Societies

Maharashtra has reopened the allotment of state-owned land to cooperative housing societies after the process remained suspended since 2010.
Under the revised framework, government plots will be allotted through an auction process instead of the earlier lottery system. District collectors will identify available plots, following which eligible societies can participate through technical and financial bidding.
For Mumbai city and suburbs, the base price will be 2.5% of the land's market value. Successful societies will initially receive the land on a 30-year lease.
For Mumbai's housing market, the development is significant because availability of developable land remains limited, particularly in established locations. Reopening government land allotment creates another potential route through which housing supply can emerge.
However, the impact will ultimately depend on the location, size and development potential of the plots that are actually brought forward.
