₹17,725 Crore Metro 13 Approved from Mira-Bhayandar to Virar

Maharashtra has approved Mumbai Metro Line 13, a ₹17,724.99 crore corridor connecting Mira-Bhayandar with Vasai-Virar.
The 25.03 km route will have 16 stations, with 21.78 km running elevated and 3.25 km underground. The corridor will pass through key residential markets including Mira Road, Vasai, Naigaon, Nalasopara and Virar.
For homebuyers, the significance lies in improved connectivity across one of the MMR's largest residential belts. These locations have historically depended heavily on the Western Railway suburban network and road transport for longer commutes.
Metro 13 will also connect with the existing and upcoming metro network and provide links with suburban railway stations at Naigaon, Nalasopara and Virar.
From a real-estate perspective, better public transport can widen the number of locations buyers consider when comparing homes across the western MMR. However, property appreciation should not be assumed purely on the basis of infrastructure announcements. Actual benefits depend on station accessibility, execution timelines and surrounding development.
Key takeaway: Metro 13 could significantly improve connectivity between Mira-Bhayandar and Vasai-Virar, strengthening accessibility across major residential markets in the western MMR.
