Kanjurmarg land deal puts a price on eastern Mumbai's land bank

Kanjurmarg land deal puts a price on eastern Mumbai's land bank

A listed tile manufacturer has disclosed that it has received ₹143 crore from the transaction involving its Kanjurmarg land, and that it expects a further ₹250 crore from the commercial space on that plot. The numbers come from the company's own filings, which makes them one of the cleaner data points we have had this year on what land in Mumbai's eastern suburbs is actually clearing at.

Kanjurmarg sits on the Central line between Vikhroli and Bhandup, with the Eastern Express Highway on one side and the LBS Marg belt on the other. For years it was treated as an industrial and godown location. What has changed is the surrounding infrastructure — metro connectivity, the highway upgrades and the steady spillover of commercial demand from Powai and Vikhroli — which has quietly re-rated the land under those old factories and mills.

The structure of this deal is worth noting. A part of the consideration has already come in, and a meaningful slice is tied to the commercial component still to be built and monetised. That is the pattern we are seeing more of in Mumbai: landowners and developers are no longer settling for a clean cash exit, they are keeping a share of the upside on the commercial piece. It tells you the counterparty believes there is rental and capital appreciation left in the location.

For buyers and investors in the belt, the read-through is straightforward. When a company of this size is able to realise value at these levels from an old land parcel, it supports the pricing of newer residential and commercial supply in Bhandup, Vikhroli and the Mulund side. It also suggests that organised commercial space in this corridor is being underwritten by occupier demand, not just by speculation.

Sandeep's take: Kanjurmarg has been the quiet one in the eastern suburbs while Powai and Vikhroli took the attention. Deals like this are how a location announces itself. If you are buying in this belt, do not chase the headline number — check what the actual commercial leasing achieves over the next two years. That will tell you whether this is a genuine re-rating or a one-off land trade.

What to watch next: the leasing progress on the commercial component of this plot, and whether other large landholders along the Kanjurmarg–Bhandup stretch follow with transactions of their own.
