NITCO's Kanjurmarg land deal brings in ₹143 crore

NITCO has received ₹143 crore from the transaction involving its Kanjurmarg land, and the company expects a further ₹250 crore from the commercial space on that parcel. The numbers come from the company's own disclosures, so they are a useful, hard marker of what land and built commercial space in this part of Mumbai's eastern suburbs is now worth.
Kanjurmarg sits on the Central Railway line between Vikhroli and Bhandup, with the LBS Marg corridor and the Eastern Express Highway close by. Over the last decade it has shifted from an industrial and godown belt to a mixed-use location, helped by metro connectivity, the push towards office and retail space in the eastern suburbs, and the general scarcity of large, contiguous land parcels inside Mumbai city limits.
For a company like NITCO, which is not a real estate developer by trade, unlocking land value is a balance-sheet decision. For the market, it is a signal. When industrial owners monetise land in Kanjurmarg, Bhandup, Vikhroli and Mulund, the supply that comes to market is usually commercial or mixed-use first, with residential following. That is exactly the pattern we have seen across the eastern suburbs.
Buyers and investors should read this as a supply-side signal rather than a price signal. A single transaction does not set the market, but it does tell you where institutional and corporate money is comfortable deploying capital. Kanjurmarg's commercial pipeline will compete with Powai, Vikhroli and the new office clusters around the metro corridor, and that competition is healthy for tenants and for end-users.
Sandeep's take: Land in Mumbai's eastern suburbs is no longer a sleepy industrial story. When a manufacturer can raise ₹143 crore from a land parcel and still expect ₹250 crore from the commercial build-out, it tells you the market is paying up for well-located, well-connected commercial space. My advice to buyers has not changed: follow the metro, follow the office absorption, and do not chase a single headline number. Kanjurmarg is a location to watch, not a location to rush into.
What to watch next: the MahaRERA registration and launch timeline for the commercial component, and whether the Kanjurmarg-Bhandup belt starts attracting more office pre-leasing over the next few quarters.
