Amazon’s Bhiwandi Warehouse Lease Strengthens MMR Logistics Market

Amazon Seller Services has leased more than 4.17 lakh sq ft of warehouse space in Bhiwandi, reinforcing the area’s role in the Mumbai Metropolitan Region’s logistics and industrial property market.
For developers, brokers and industrial-property professionals, the transaction highlights the value of large, compliant warehousing facilities with strong road access and efficient distribution potential. E-commerce, third-party logistics and consumer-goods companies require facilities that can support fast movement of inventory, vehicle access and reliable operations.
Bhiwandi remains attractive because it combines proximity to Mumbai’s consumer base with access to regional transport routes. Large long-term leases also indicate that occupiers are willing to commit to locations that support supply-chain efficiency.
For brokers, the deal creates a useful market reference but should not be treated as a benchmark for every industrial shed or warehouse. Rental value will vary based on building quality, clear height, loading capability, fire compliance, access roads, lease structure and distance from key transport corridors.
For developers, the opportunity lies in creating quality logistics assets rather than simply large structures. Institutional occupiers increasingly look for better safety standards, organised parks, efficient loading systems, power reliability and professional property management.
The transaction signals continued depth in MMR’s logistics market. As e-commerce and distribution networks expand, well-located industrial assets in Bhiwandi and similar corridors are likely to remain important to commercial real-estate activity.
