Listed developer's pre-sales climb 20% in Q2

Listed developer's pre-sales climb 20% in Q2

A large listed developer has reported a 20% year-on-year rise in pre-sales for the September quarter, with quarterly bookings of about ₹7,225 crore. For a Mumbai or MMR buyer, the number matters less as a headline and more as a signal: demand in India's top-tier housing markets is not cooling off the way many expected after the steep price run of the last two years.

Pre-sales, remember, are bookings and not cash in the bank. They tell you what buyers have committed to, not what developers have collected. Still, a 20% jump on an already large base is a directional statement about absorption — end-users and investors are both still signing, and they are signing at higher price points than a year ago.

The read-through for Mumbai is straightforward. When a national developer with a pan-India pipeline reports this kind of momentum, it usually reflects the same drivers we see locally: steady job creation in services and finance, a stock market that has kept household confidence up, and a genuine shortage of well-located, ready-to-move inventory in the island city and the established suburbs.

It also tells us something about pricing discipline. Developers with strong balance sheets and a listed cost of capital have little reason to discount. If bookings are coming in at these levels, expect launches to stay firm on price and expect the negotiation room on premium projects to remain thin.

Sandeep's take: Strong pre-sales from a listed developer are a confidence signal, not a buying signal. In Mumbai, the money is still chasing the same narrow band of good addresses, and that is why prices in those pockets are not softening. If you are buying to live in, this is a market where waiting for a 10% correction in a good building is a losing strategy. If you are buying to flip, be careful — the easy money of the last cycle has already been made.

What to watch next: Whether the next two quarters hold this pace once the festive season ends, and whether Mumbai's registration volumes in the same period confirm that the strength is broad-based and not just concentrated in the top end of the market.
