Prestige pre-sales rise 20% to ₹7,225 crore in Q2

Prestige pre-sales rise 20% to ₹7,225 crore in Q2

Prestige Estates has reported pre-sales of ₹7,225 crore for the September quarter, a rise of roughly 20% over the same period a year earlier. The number comes from the company's own disclosure, which makes it one of the cleaner signals we get on how the top end of the market is actually transacting.

For a Mumbai buyer, the relevance is not the headline figure itself but what it says about absorption at higher ticket sizes. When a listed developer with a multi-city portfolio keeps clocking sequential and year-on-year growth, it usually means end-users and long-horizon investors are still converting, not just enquiring. In MMR, that pattern has been most visible in the western suburbs, the extended Thane belt and the newer Navi Mumbai corridors where organised developers have the bulk of their inventory.

It also matters for supply. Developers who are selling well tend to accelerate launches, and Prestige has been steadily building its Mumbai and MMR presence alongside its southern strongholds. More launches from a listed player generally means more competition on pricing, better construction timelines on average, and a wider choice for buyers who are comparing a branded project against a smaller local one at a similar per-square-foot rate.

What it does not mean is that every micro-market is firing. The growth is concentrated in projects with clear delivery visibility and clean approvals. In pockets where land titles are messy or approvals have lagged, the same buyer who signs a cheque for a listed developer's project will still hesitate. That gap between organised and unorganised supply is the real story of this cycle.

Sandeep's take: A 20% jump in a listed developer's pre-sales is a useful confirmation, not a surprise. The money at the top end of the market has not gone anywhere — it has simply become more selective. Buyers are paying up for developers who can show progress on the ground, and that is healthy for Mumbai. If you are an end-user, use quarters like this to negotiate on payment schedules rather than on headline rate; the rate rarely moves, the terms often do.

What to watch next: Whether the next two quarters hold this pace once the festive launches are absorbed, and how much of the new supply lands in MMR versus the developer's other markets.
