The debate around a proposed data centre in Balkum, Thane, is about more than one project. It raises a larger question for every homebuyer in the Mumbai Metropolitan Region: can local infrastructure keep pace with the scale of development coming into an area?
Thane has become an important location for residential towers, offices, logistics facilities and digital infrastructure because of its connectivity to Mumbai and access to major transport corridors. But growth changes the demands placed on a locality. More buildings require more power, water, road capacity, drainage, waste management and public services. The quality of these systems can shape daily life as much as the quality of a home.
Residents have raised concerns about water availability, electricity, traffic and environmental impact. Before booking a home in a fast-changing micro-market, visit the site during peak hours, check existing road access, ask about water supply, review upcoming infrastructure and understand the mix of residential and non-residential development planned nearby.
A major infrastructure project does not automatically reduce the value of nearby homes. It can also bring investment and employment to an area. But buyers need confidence that development is being planned with the neighbourhood, rather than imposed on it.
