A MahaRERA order is not always the final stage of a homebuyer’s fight. If a developer does not pay a refund, interest or compensation ordered by the regulator, the buyer must move into the enforcement stage. That is where a recovery warrant becomes important.

The recovery process usually has several steps. First, MahaRERA passes an order. If the developer does not comply within the stipulated period, the buyer may need to file for non-compliance. MahaRERA can then issue a recovery warrant, which is forwarded to the district administration for recovery as arrears of land revenue.

This distinction matters because a recovery warrant is not the same as money reaching the buyer. It is an enforcement tool. Its execution may involve the district collector’s office, asset identification, notices and further administrative action. A dashboard that does not show updated district-wise status makes it harder for buyers to understand where their case stands in this chain.

The lack of a dashboard update does not by itself prove that every recovery case has stopped moving. Individual orders may still be issued and individual cases may continue through the system. But public information is important because it allows buyers to track whether enforcement is working, compare district-level progress and follow up with the appropriate office.

For a buyer choosing a project today, this is also a reminder to look beyond a developer’s MahaRERA registration number. Registration is important, but delivery history, financial strength, construction progress and past compliance behaviour matter just as much.
