Mumbai ₹10 Crore Plus Home Sales Hit ₹18,512 Crore

Mumbai’s ₹10-crore-plus home market recorded sales worth ₹18,512 crore in the first half of 2026, with 957 transactions across new and resale homes. The value of these sales rose 12% year-on-year, while the number of transactions grew faster. This matters because it points to a market supported by more completed deals, not only a handful of headline purchases.
The most useful lesson for buyers is that “luxury” is not one market. A home in Worli, Bandra West, Tardeo, Prabhadevi or Lower Parel can command a very different value depending on the building, view, floor, parking, maintenance standards, possession status and exact road. A strong transaction total does not mean every high-priced home will sell quickly or at the same rate.
Homes in the ₹20-crore to ₹40-crore range have emerged as an important part of luxury demand. This suggests that buyers are looking for larger, more complete homes rather than only trophy properties. The most sought-after configurations remain spacious apartments that can function as long-term family homes, with practical factors such as usable layouts, privacy, building quality and access mattering alongside address value.
For buyers considering a premium purchase, the right comparison is not the citywide luxury sales figure. It is the most recent, genuinely comparable transaction in the same building or immediate micro-market. The price per square foot should also be read carefully: carpet area, terrace rights, parking and fit-outs can materially affect the final value.
