Peddar Realty Gets BMC Nod for Century Mill Redevelopment

Peddar Realty has received BMC Improvements Committee approval for a 30-year lease of the Century Mill property in Lower Parel for redevelopment. The lease also carries an option for a further 30-year extension.

The redevelopment covers an existing colony comprising 23 residential buildings, 476 tenements and 10 shops, making rehabilitation an important part of the development structure.

For developers and brokers, the transaction highlights the continued value of redevelopment opportunities across Mumbai's former mill districts.

Lower Parel has transformed from an industrial district into a major residential, office and retail market. Large redevelopment parcels in such established locations can therefore carry substantial development potential, but they also involve more complex execution than conventional vacant-land projects.

Existing occupiers, rehabilitation requirements, planning regulations, construction economics and the eventual free-sale component all become important to project viability.

The approval is therefore significant not only as a land transaction, but as another example of older Mumbai land being recycled for its next phase of development.
