Three Sixty West Flat Rents for ₹28.5 Lakh Monthly

Mumbai's premium rental market has recorded one of its standout residential leases of 2026 at Three Sixty West in Worli.
A 6,831 sq ft apartment on the 19th floor of Tower B has been leased at a starting monthly rent of ₹28.5 lakh.
The apartment is owned by Derive Trading and Resorts Private Limited, an investment entity linked to the family office of DMart founder Radhakishan Damani.
IVL Dhunseri Petrochem Industries Private Limited has taken the residence on lease.
Rent Crosses ₹31 Lakh in Third Year
The lease runs for 36 months and includes annual rental escalation.
During the first year, the tenant will pay ₹28.5 lakh per month. This increases to approximately ₹29.93 lakh in the second year and ₹31.42 lakh per month in the third year.
The combined rental payment across the three-year term is estimated at around ₹10.78 crore.
A security deposit of ₹1.71 crore has been paid, and the apartment comes with four car parking spaces.
What the Lease Means for Worli Rentals
The transaction demonstrates the substantial premium commanded by exceptionally large apartments in Mumbai's top luxury developments.
The initial rent alone translates to approximately ₹3.42 crore annually.
At 6,831 sq ft, the starting monthly rent is equivalent to roughly ₹417 per sq ft, although direct comparisons between luxury rental properties should account for factors such as floor level, views, furnishing, parking and apartment specifications.
Another Major Lease in the Same Building
A Damani-linked firm had also leased another apartment at Three Sixty West for ₹27.5 lakh per month in May 2026.
Two transactions at this level within the same development provide an indication of the rental demand for large-format luxury residences in Worli.
For landlords in Mumbai's premium segment, corporate tenants and long-duration leases can provide an alternative to selling high-value residential assets while retaining ownership.
Sandeep Sadh’s Take:
Worli's luxury rental market is increasingly creating a segment of its own. When rents cross ₹25–30 lakh a month, the comparison is no longer with regular residential rentals but with a very limited pool of large, premium homes capable of attracting corporate and ultra-high-end tenants.
