Rustomjee Q2 Sales Jump 84% to ₹1,423 Crore

Mumbai-based Keystone Realtors, known for its Rustomjee brand, has reported its highest-ever quarterly pre-sales of ₹1,423 crore in Q2 FY27, marking an 84% increase from ₹772 crore in the corresponding quarter last year.
The performance reflects strong sales activity across the developer's Mumbai Metropolitan Region portfolio and comes alongside the introduction of new residential and commercial developments.
Residential sales volume increased 31% year-on-year to approximately 6.5 lakh sq ft, indicating that the increase was supported by higher space absorption as well as overall sales value.
First-Half Pre-Sales Cross ₹2,000 Crore
For the first half of FY27, Keystone Realtors reported cumulative pre-sales of ₹2,041 crore.
The company's quarterly performance contributed significantly to its six-month sales figures, demonstrating the importance of its existing portfolio and recently introduced projects.
Two New Projects Add ₹2,196 Crore GDV
During the quarter, the developer introduced two projects with a combined estimated gross development value of approximately ₹2,196 crore.
The first is Rustomjee Ozone Skye in Malad West, a residential development that adds to the company's western suburbs portfolio.
The second is 25HQ in Prabhadevi, a commercial development in an established central Mumbai business and residential location.
These projects expand the developer's presence across two different property segments and contribute to its future development pipeline.
Project Delivery Remains Important
Keystone Realtors also reported completing three RERA-registered projects ahead of their registered completion timelines.
Early completion is significant in Mumbai's property market, where possession schedules, regulatory compliance and developer execution records influence homebuyer decisions.
With record quarterly pre-sales, fresh projects and reported early completions, Rustomjee enters the second half of FY27 with considerable momentum.
SANDEEP SADH'S TAKE: Rustomjee's 84% sales growth is a strong indicator of demand for established developers. The Malad West residential launch and Prabhadevi commercial project also show how developers are diversifying their Mumbai portfolios.
