₹100 Crore Powai Land Fraud: 8 Booked

Mumbai's Powai Police have registered a case against eight parties, including members of a business family and companies connected to real estate and electronics, in connection with an alleged property fraud valued at approximately ₹100 crore.
The complaint alleges that forged and fabricated documents were used to claim ownership over valuable land in Powai and enter into property transactions without legitimate ownership rights.
The investigation has been transferred to the Economic Offences Wing (EOW) of the Mumbai Crime Branch.
Dispute Involves 1.33 Acres of Powai Land
The case concerns approximately 1.33 acres of land, measuring around 5,388 sq m, forming part of a larger property with a history of leasehold and ownership transactions.
According to the complaint, the disputed land belongs to Smit Properties Pvt Ltd, whose director, Narottam Chittaranjan Sharma, raised allegations concerning the ownership claims and subsequent transactions.
The complainant maintains that the property rights can be traced to earlier agreements, including a lease dating to 1948 and registered sale deeds executed in 1964.
The disputed portion was allegedly dealt with by parties whose ownership rights are now being questioned.
Development Agreement Comes Under Scrutiny
One of the transactions cited in the complaint involves The Master Clock and Watch Works Pvt Ltd, which allegedly represented itself as the owner of approximately 4,276.50 sq m of land.
The company reportedly entered into a development agreement with Powai Vihar Developers Pvt Ltd in May 2007.
The agreement allegedly involved a payment of ₹60 lakh and development rights covering approximately 81,000 sq ft of construction.
Another transaction, registered in April 2021, allegedly involved the transfer of 1,112 sq m of land for ₹13 crore.
The complainant has questioned the ownership claims supporting both transactions.
Economic Offences Wing Investigates
The police case involves allegations of cheating, forgery, breach of trust and criminal conspiracy.
Investigators will examine the ownership documents, lease agreements, development transactions and the roles of the parties named in the complaint.
No court has yet established the allegations as proven.
