10 Mumbai Luxury Projects Record ₹3,815 Crore in Home Sales

Mumbai’s luxury housing demand is increasingly concentrating in a select group of premium residential developments.
During April-June 2026, the city’s top 10 luxury projects together recorded nearly ₹3,815 crore worth of transactions in homes priced at ₹5 crore and above.
Godrej Trilogy Seafront led the project rankings with 37 registrations worth ₹799 crore, translating into an average transaction value of approximately ₹21.6 crore.
Oberoi Elysian followed with 35 registrations worth ₹488 crore, while 25 Downtown recorded ₹452 crore from just 16 transactions.
Other major contributors included K Raheja Vivarea, Rustomjee Crown, Naman Xana, Oberoi Sky City, Lodha The Park and Bombay Realty ICC.
The concentration is particularly visible in Worli. The micro-market recorded 97 luxury transactions worth ₹2,272 crore during the quarter, with an average ticket size of approximately ₹23.4 crore.
At the same time, Mumbai’s luxury geography is widening. Goregaon East, Borivali East and Kandivali East are increasingly appearing in the ₹5 crore-plus residential market.

“Luxury buyers are becoming highly project-specific. A strong address still matters, but the building, product quality, views, amenities and developer reputation increasingly determine where premium buyers are willing to commit.”
