Mahindra Lifespace Developers has strengthened its presence in Mumbai's redevelopment market by adding three housing societies with a combined potential gross development value of approximately ₹1,500 crore.

The latest additions comprise two housing societies in a redevelopment project in Borivali and one additional society in an existing redevelopment project in Chembur.

The projects will add to Mahindra Lifespaces' growing residential redevelopment portfolio across Mumbai.

₹1,500 Crore Development Potential

Together, the three society additions have an estimated potential GDV of ₹1,500 crore.

The move gives Mahindra Lifespaces greater exposure to two established residential micro-markets where redevelopment is increasingly becoming an important source of new housing supply.

Borivali has a large base of older cooperative housing societies alongside strong residential demand, while Chembur has witnessed significant redevelopment and new residential construction over the past several years.

Redevelopment Becomes Growth Strategy

For large developers, redevelopment provides an opportunity to enter established Mumbai neighbourhoods where acquiring large vacant land parcels can be difficult and expensive.

Instead of purchasing undeveloped land, developers can partner with existing housing societies, provide replacement homes to current residents and generate additional saleable residential inventory from the project.

Mahindra Lifespaces has indicated that redevelopment forms part of its strategy to build a stronger and more diverse residential portfolio.

Mumbai Redevelopment Market Expands

The addition of the Borivali and Chembur societies also reflects growing competition among established developers for redevelopment opportunities across Mumbai.

With ageing housing stock and limited availability of vacant land, society redevelopment is likely to remain an important route for adding new residential inventory in established neighbourhoods.

Further details including individual society names, project configurations, saleable areas, pricing and development timelines have not yet been announced.
