Mumbai's ultra-luxury rental market has recorded another major transaction, with a 6,831 sq ft apartment at Three Sixty West in Worli leased for a starting monthly rent of ₹28.5 lakh.

The apartment is located on the 19th floor of Tower B at the luxury residential development on Dr Annie Besant Road.

The property has been leased by Derive Trading and Resorts Private Limited, an investment entity linked to the family office of billionaire investor and DMart founder Radhakishan Damani.

The tenant is IVL Dhunseri Petrochem Industries Private Limited.

Three-Year Lease Worth ₹10.78 Crore

The leave and licence agreement was registered on September 28, 2026, for a tenure of 36 months.

The starting monthly rent of ₹28.5 lakh will increase annually. It rises to approximately ₹29.93 lakh per month in the second year and ₹31.42 lakh per month in the third year.

Over the full three-year period, the total rental outgo is estimated at approximately ₹10.78 crore.

The tenant has also paid a security deposit of ₹1.71 crore, while the transaction includes four car parking spaces.

Another High-Value Three Sixty West Lease

This is not the first major rental transaction involving a Damani-linked entity at Three Sixty West this year.

In May 2026, another apartment in the development was leased for ₹27.5 lakh per month.

The latest transaction at ₹28.5 lakh further highlights the rental values being achieved for large-format residences in Mumbai's ultra-luxury segment.

Worli's Luxury Rental Market

Worli has emerged as one of Mumbai's most prominent luxury residential markets, supported by premium developments, large apartments and connectivity to major commercial districts.

Transactions at this level remain a niche segment of the wider rental market, but they provide an important indicator of demand for exceptionally large luxury homes in prime Mumbai locations.

₹28.5 lakh a month shows how different the ultra-luxury rental market operates from conventional Mumbai housing. Large residences in landmark Worli buildings can attract corporate and high-net-worth demand at rental levels rarely seen elsewhere in the city.
