Prestige, Valor Get Relief in Mahalaxmi Turf View Case

Prestige, Valor Get Relief in Mahalaxmi Turf View Case

Prestige Estates Projects and Valor Estate have received significant relief in the long-running Turf View project dispute in Mahalaxmi after the Bombay High Court set aside an August 2026 MahaREAT order.

The High Court passed its order on September 29 after the parties informed the court that their disputes and claims had been amicably settled.

As a result, two earlier regulatory decisions concerning the project stand restored.

Promoter Change and De-Registration

MahaRERA had approved a change of promoter in October 2021.

The Turf View project was subsequently allowed to be de-registered in September 2022.

Four allottees challenged these decisions before the Maharashtra Real Estate Appellate Tribunal.

MahaREAT ruled in their favour on August 25, 2026, overturning the promoter change and de-registration and restoring the project's residential status.

Turf Estate Joint Venture LLP and other parties then approached the Bombay High Court.

With the High Court now setting aside the tribunal order, the regulatory position returns to that established by the 2021 and 2022 decisions.

Dispute Goes Back to 2007

The property's history stretches back to Orchid Turf View, a luxury residential project launched in Mahalaxmi in 2007.

Certain buyers had booked premium residences and paid substantial portions of the purchase consideration.

The development remained incomplete, and disputes later emerged regarding the buyers' allotments, the change in promoter and plans for the site.

The matter eventually became a complex dispute involving RERA regulations and the consent required for changes to a registered project.

Prime Mahalaxmi Development Opportunity

Turf Estate Joint Venture LLP involves interests associated with Valor Estate and Prestige Group.

The developers intend to pursue a residential-cum-commercial development on the site overlooking Mahalaxmi Race Course.

The High Court decision removes the MahaREAT order that had stood in the way of those plans, although fresh development timelines and detailed project specifications have not yet been announced.

Sandeep Sadh’s Take:

For developers taking over legacy projects, existing allottee rights can be as important as the land itself. Due diligence on consent, old bookings and regulatory history needs to happen before redevelopment plans are finalised.
