Circle rate = median government ASR residential rate for the locality (per sq.ft). Market rate = median resale asking rate from MPE live listings (last 18 months, 22 localities with enough of both). A high premium means the area trades well above its official floor.
Mumbai stamp duty is 6% (5% duty + 1% metro cess) and registration 1% (capped ₹30,000), charged on the higher of the agreement value or the ready-reckoner value. Actual reckoner valuation applies floor-rise, building-age and lift adjustments — this is an indicative estimate, not legal advice.

The ready reckoner rate (also called the circle rate or ASR — Annual Statement of Rates) is the minimum value the Maharashtra government sets for property in each zone. Stamp duty and registration are charged on the higher of your agreement price or this reckoner value, so it sets a floor on transaction cost.
Rates are revised yearly by the Department of Registration & Stamps (IGR Maharashtra) and vary by zone, building type and use. On this page they are shown per sq.ft (converted from the official per-sq.metre basis) for 2025-26, across 2 Mumbai districts.
