Dhuleva Plans β‚Ή1,000 Crore Redevelopment Near Marine Lines

Dhuleva Group has secured development rights for a prime two-acre land parcel near Marine Lines in South Mumbai, where it plans to develop a luxury residential project with an estimated gross development value of around β‚Ή1,000 crore.

The redevelopment has approximately 1 million sq. ft. of total development potential, including both rehabilitation and free-sale components.

More than 270 existing residents are expected to be accommodated through the rehabilitation portion of the development.

The developer has already secured consent from existing residents and is currently working towards obtaining further approvals from government authorities.

Construction is expected to commence in the first quarter of 2027. Once work begins, the developer expects the project to be completed in approximately four years.

The redevelopment is proposed under Regulation 33(9) of Mumbai's Development Control and Promotion Regulations 2034.

This regulation provides a framework for cluster redevelopment, allowing multiple old, dilapidated or unsafe buildings to be consolidated into a larger redevelopment project.

For South Mumbai, this model is increasingly important because large vacant land parcels are extremely limited. Consolidating ageing properties can create larger development opportunities while simultaneously providing replacement housing to existing occupants.

The Marine Lines project will include rehabilitation homes for existing residents, while the balance development potential will form the free-sale residential component.
