Mumbai Property Registrations Rise 11% to 12,503 in August 2026

Mumbai's property market continued to demonstrate resilient buyer activity in August 2026, with property registrations projected to reach 12,503 units within the BMC jurisdiction.

The figure represents an 11% year-on-year increase from the 11,230 registrations recorded in August 2025 and is expected to be the highest August registration tally in more than 14 years.

Stamp duty collections also registered strong annual growth. The Maharashtra government is projected to collect approximately β‚Ή1,123 crore during August 2026, up 12% from β‚Ή1,000 crore in the corresponding month last year.

However, the month-on-month comparison presents a more moderate picture.

Mumbai had recorded 13,824 registrations in July 2026, meaning August registrations were approximately 10% lower sequentially. Stamp duty collections similarly declined around 11% from β‚Ή1,255 crore in July to β‚Ή1,123 crore in August.

Despite this monthly moderation, the year-on-year figures indicate that underlying demand for Mumbai property remains healthy.

The broader 2026 numbers also support this trend. During the first eight months of the year, Mumbai recorded 106,659 property registrations and β‚Ή9,355 crore in stamp duty collections, compared with 99,860 registrations and β‚Ή8,853 crore during the same period in 2025.

This translates into approximately 6.8% annual growth in registrations during January-August 2026, alongside a 5.7% rise in stamp duty collections.

Sandeep Sadh’s Take:

β€œCrossing 12,500 registrations in August despite Mumbai's high property prices reflects the depth of genuine housing demand. The month-on-month decline should be viewed alongside the strong year-on-year growth and the broader momentum seen throughout 2026.”
