Major Land Transaction in Lonavala

Sachin Tendulkar has completed three property transactions in Lonavala involving approximately 3.86 acres of land for a combined ₹70 crore.

The transactions were registered through separate conveyance deeds on September 4 and cover approximately 15,601.78 sq metres across four City Survey numbers.

The deal provides another example of large-ticket land activity in Maharashtra's established second-home markets.

₹63.69 Crore for Largest Parcel

The largest component of the acquisition is a 3.09-acre property valued at ₹63.69 crore.

The parcel contains an existing built-up structure of approximately 2,100 sq ft and was acquired entirely by Tendulkar.

Based on the transaction value and area, its effective rate works out to approximately ₹4,735 per sq ft.

50% Share Acquired in Two Properties

The other two conveyance deeds are structured differently.

Tendulkar acquired a 50% undivided share in a 2,302.27-sq-metre parcel for ₹4.56 crore and another 50% undivided share in an 803.93-sq-metre parcel for ₹1.75 crore.

The blended effective transaction rate across all three deals is approximately ₹4,168 per sq ft.

Stamp duty of approximately ₹4.20 crore was paid on the transactions.

Lonavala's Second-Home Market

The deal also draws attention to the continued appeal of Lonavala's property market among affluent buyers.

Large plots provide buyers with greater flexibility to develop customised villas and private estates, while connectivity to both Mumbai and Pune supports the destination's second-home appeal.

Lonavala has consequently developed a market spanning luxury villas, plotted developments, land parcels and vacation homes.

Lonavala's appeal lies in the combination of land availability, leisure value and access from two major cities. Transactions of this scale reinforce the demand for larger, private second-home assets among affluent buyers.
