Salman Khan Sells Bandra West Apartment for ₹3.5 Crore

Salman Khan’s sale of a Bandra West apartment for ₹3.5 crore has renewed attention on resale values in one of Mumbai’s most established residential markets. The apartment, measuring 758 sq ft, was purchased in 2015 for ₹2.88 crore.
At first glance, the transaction appears to show a gain. But a resale should be assessed more carefully than the difference between the purchase and sale price. Stamp duty, registration expenses, brokerage, renovation costs, maintenance payments and applicable taxes can materially affect the seller’s actual return. A property may sell for more than it was bought for, yet deliver only a modest gain after all costs are considered.
For buyers, the key lesson is equally important. A single celebrity transaction is not a price benchmark for all of Bandra West. The rate achieved by one flat depends on its building age, carpet area, condition, floor, parking, natural light, access and the demand for that particular micro-location.
Bandra West continues to attract buyers because it combines established social infrastructure, access to commercial areas and limited residential supply. Yet resale buyers should look at multiple recent transactions in comparable buildings before deciding whether an asking price is justified.
