2 Bandra Bungalows to Make Way for ₹1,500 Crore Luxury Towers

Two longstanding bungalows on Perry Cross Road in Bandra West are set to make way for a new luxury residential development, marking another major transformation in one of Mumbai’s most valuable neighbourhoods.

The properties, known as Gladhurst and Kavas Lodge, are Parsi-owned bungalows forming part of the Wavelash and Sunbeam housing societies.

Supreme Universal will undertake the redevelopment of the combined site, which spans approximately one acre in the prime Perry Cross Road area near Carter Road.

Plans envisage two luxury residential towers on the property. Apartments are expected to feature private terraces, with the development designed around privacy, premium living and the site's proximity to the coastline.

The project has an estimated potential market value of approximately ₹1,500 crore.

Four Parsi tenants currently occupying the two bungalows have entered into separate agreements with the developer for their relocation.

The redevelopment is another example of the changing residential landscape of Bandra West. With very little vacant land remaining, older bungalows and housing societies have become increasingly valuable redevelopment opportunities.

Perry Cross Road is particularly sought after because of its proximity to Carter Road, established residential character and limited availability of sizeable land parcels.
