Maharashtra Fast-Tracks Deemed Conveyance for 67,000 Housing Societies

Maharashtra is working to accelerate deemed conveyance for around 67,000 cooperative housing societies that are yet to secure clear ownership rights over their land and buildings.
Deemed conveyance allows a housing society to obtain legal title when the developer or original landowner has failed to complete the required transfer.
The government is now seeking stronger coordination between departments handling cooperation, revenue, land records and registration to reduce delays in the process.
For Mumbai's housing market, the redevelopment angle is particularly important. Older societies looking to redevelop or pursue self-redevelopment need clarity over land and building ownership before moving ahead with major decisions.
Faster conveyance can therefore remove one important hurdle, although redevelopment will still depend on approvals, project feasibility, society consent and other legal and financial factors.
Sandeep Sadh's Take:
βClear title is the starting point for any serious redevelopment discussion. Speeding up deemed conveyance can help many societies move from uncertainty towards actual redevelopment planning.β
