Mumbai Records 1,499 Luxury Home Sales Above ₹5 Crore in Q1 FY27

Mumbai's luxury residential market recorded 1,499 home registrations priced at ₹5 crore and above during the first quarter of FY27.
The transactions registered between April and June 2026 were collectively worth ₹14,903 crore. This translates to roughly 16 luxury homes being registered every day, with an average ticket size of approximately ₹9.9 crore.
For Mumbai's housing market, the frequency of transactions is particularly significant. Luxury housing is no longer represented only by occasional trophy-property deals. A steady flow of registrations indicates a broader and more active market for premium homes.
The demand also extends beyond Mumbai's traditional luxury locations. Established western and central suburbs are increasingly offering larger residences, redevelopment projects and premium developments that compete for high-value buyers.
For homebuyers, this means greater choice across the luxury segment, but project quality, location, developer track record, views, amenities and long-term supply within the micro-market remain important differentiators.
Sandeep Sadh's Take:
“Sixteen ₹5 crore-plus homes changing hands every day shows the depth Mumbai's luxury market has developed. Luxury housing is increasingly becoming a sizeable market segment rather than a collection of isolated high-value deals.”
