How to read a MahaRERA record
A RERA registration tells you what the developer has committed to the regulator. Here is what each part means for you as a buyer.
RERA number
Every project and phase in Maharashtra gets its own certificate number (older ones start with P5…, newer ones with PR…). Make sure it is printed on the brochure, the ad and your agreement.
Possession date
The date the developer has committed to hand over flats. Your agreement for sale should carry the same date.
Extended possession
Developers can apply to extend the date. An extension is common, but it means the original timeline slipped. Ask why, and by how much.
Carpet area
RERA requires prices to be quoted on carpet area, the usable floor inside your walls. Compare projects carpet to carpet, never on "super built-up".
Completed projects
Once a project is completed the RERA record stops changing. For these buildings you'll usually be looking at resale or rental flats.
